General terms and conditions of sale So Villas

The website offers its users free access on the Internet to the information available at the time of their connection. These general and special conditions apply to all properties managed by CRAZY VILLAS SAS.

By contracting online, the customer declares to accept the following general conditions.

The validation by the customer of his order, is worth acceptance of these general and particular conditions fully and without reserve.

The data recorded by SO VILLAS on the website constitute proof of all transactions between it and its customers. The data recorded by the payment system constitutes proof of the financial transactions. Acceptance of cookies may be necessary for any reservation on the website.


The prices indicated were established on the basis of the economic situation prevailing at the time of your reservation. SO VILLAS reserves the right to change its prices at any time.

All stays are invoiced on the basis of the rates in effect at the time of booking. Prices are inclusive of all taxes and are expressed in Euros. They are per accommodation and per night, unless otherwise indicated.

Our product offers and prices are valid as long as they are visible on the site. All orders, whatever their origin, are payable in Euros. We reserve the right to add the amount of services that you may have requested before the date of your stay.

Any additional person that could be accepted after prior agreement of the manager will result in a supplement of 25 € per person per night.

Rates are calculated for stays of 2 nights minimum on weekends and 1 night on weekdays.

The rental fee covers :

  • Cleaning before renting ;
  • Sheets and towels changed every week;
  • Cleaning and maintenance of the pool before renting;
  • Water / hot water ;

The rental fee does not cover additional services/fees:

  • Additional persons : 25€ / person / night. This supplement is calculated according to the number of beds prepared for the stay.
  • Additional cleaning : 20€ / hour. The reservation price includes 10 hours of cleaning. If the client leaves the property in poor condition, additional hours will be charged.
  • Additional change of sheets and towels: 10€ / person and payment :

The online payment is secure. The payment of your purchases is made by credit cards directly on or other online rental and reservation sites.

CB, Visa, Mastercard are accepted. Prepaid cards, whether rechargeable or not, are not accepted. If the client wishes to pay for his stay by another means of payment (bank transfer, or other credit card) or according to other methods (payment of a deposit in the case of a long stay or booking well in advance), he must inform the SO VILLAS manager directly so that other conditions can be agreed upon.

In this case, no reservation will be effective before receipt of the agreed payment. For any reservation made through another rental site and online reservation, the validation of the reservation by our services implies full acceptance of these GTC.

A deposit equal to 30% of the rental price (excluding cleaning and tourist tax) is required upon reservation. The balance of the rent must be paid 30 days before the arrival date. Otherwise, on the 30th day before the arrival date, SO VILLA reserves the right to cancel the reservation, and the deposit will not be refunded.

3.tourist taxes :

The tourist tax is included in the rates. Its amount is fixed by the municipality which has charged SO VILLAS to collect it from the customers and to pay it back.

4.changes to essential elements of the reservation by the seller :

If, before the start of the client's rental period, SO VILLAS is obliged to make a change to one of the essential elements of the contract, the client may, after having been informed of it

- or terminate the contract and obtain an immediate refund of the sums paid without penalty;

- or accept the modification proposed by the seller;

A written exchange specifying the modifications made can then be sent to the customer on request; all price reductions are deducted from the sums still owed by the customer and, if the payment already made by the latter exceeds the price of the modified service, the surplus must be returned to him before the date of his departure.

In the event that illegal or harmful activities in terms of neighborhood (lack of hygiene, noise pollution, aggressiveness, etc.) are suspected or observed, after having carried out the checks likely to remove any doubts (identities, visits to the premises, viewing of video surveillance), SO VILLAS reserves the right to cancel the stay outright. In this case, no reimbursement of the sums paid will be made. Any recourse will then have to be made to the head office or to the competent courts (art. 17). In case of physical resistance, the police will be called in.

SO VILLAS reserves the right to change the check-in and check-out times up to 48 hours before the reservation. 

5. Modification of essential elements of the reservation by the client:

Once the reservation is confirmed, no changes are possible.

For all changes of dates:

  • Advance notice more than 30 days from the date of arrival: 30% of the total amount of the old reservation + new reservation rate to be paid according to the GTC;
  • Less than 30 days notice of arrival: 100% of the total amount of the old reservation + new reservation rate to be paid according to the GTC;

The client may request the cancellation of the original reservation, which will be subject to the cancellation conditions in paragraph 6.

Any reduction in the number of participants/couchings must be communicated at least 3 weeks in advance by email to

6.cancellation conditions :

All cancellations must be notified in writing to So Villas by registered mail at 8 Rue Du Faubourg Poissonniere, 75010 Paris

In case of cancellation, the following fees will be retained (as a percentage of the total amount of the stay)

  • Advance notice of more than 30 days from the date of arrival: 30% of the total amount of the reservation;
  • Less than 30 days notice of arrival: 100% of the total amount of the reservation;

In the event of cancellation by the client, the reimbursement of the sums paid will be made after deduction of the amounts specified as a forfeit, according to the date of arrival. No reimbursement can be made if the client does not show up at the time and place mentioned on this contract.

SO VILLAS exceptionally reserves the right to cancel a reservation within 30 days of the online reservation for a reason other than those indicated in the introduction. In this case, the client's card will be credited again without delay.

SO VILLAS reserves the right to cancel any rental from a client with whom there is a payment dispute, a doubt as to his solvency, his honesty, his identity, his right to use the proposed means of payment, the potentiality of a behavior that might disturb the other occupants or to carry out an illegal activity in the premises, without the client being able to claim any compensation whatsoever.

7. cancellation for reasons of force majeure:

In the event that, for reasons of force majeure, and in particular in the event of a national lockdown declared by the health authorities, the rental could not take place, the rentals will be cancelled and the sums paid by the tenants fully refunded.

Date changes are also possible. Additional fees are required for a change of season.

8. security deposit/guarantee :

Before your arrival you will be asked for a security deposit taken by credit card (not debited) via our partner SWIKLY. The security deposit is fully refundable within (14) days of departure, provided that the following provisions are met.

  • No damage is done to the property or its contents, beyond normal wear and tear;
  • No damage incurred due to illegal activity, because of the animals and that the paid services rendered during the stay are well paid;
  • All debris, waste and discards are placed in a dumpster, and clean dishes or in the dishwasher ;
  • All keys are left in the secure box;
  • All fees accrued during the stay are paid before departure;
  • No sheets or towels are lost or damaged;
  • Tenant was not evicted by the landlord (or landlord's representative) or by local law enforcement;

You are responsible for any damage caused by misuse of the villa and the payment of repairs or replacement of damaged items will be at your expense and will be deducted from the deposit in the first instance or charged in full if the deposit is insufficient or if the deposit was not requested at the beginning of the stay.

SO VILLAS reserves the right to collect 100% of the deposit in case of breach of the general conditions of sale.

SO VILLAS reserves the right to collect 50% of the deposit if the tenant does not respond during the stay.

All claims after collection must be made by email to:

The steward/concierge is at your disposal in case of breakdowns and/or emergencies throughout your stay.
This said, in case of false alarms, and/or displacement following roomonitor alerts, and/or following the call of the neighbors and/or the intervention of the gendarmes, we will be obliged to charge you 300€ of your deposit in order to reimburse the costs of displacement and intervention

So Villas reserves the right to collect all or part of the deposit should one or more of the following situations occur

  • Failure to comply with the general terms and conditions of sale
  • Violation of the lease agreement
  • False alarm
  • Inability to reach tenants following roomonitor alerts
  • Impossibility to contact tenants following alerts from our neighbors
  • Impossibility to contact the tenants following the visit of the gendarmes
  • Absent or incomplete dematerialized inventory of fixtures
9. reservations made in a fraudulent manner:

In the event of a fraudulent reservation, any amounts not actually paid will not be deducted from the normal rental amount.

10. inventory of the site:

The furnished accommodations are fully equipped with dishes, cutlery, bedding, household and bath linen, and electrical appliances. It is expressly forbidden to use the beds without the sheets.

The verification of the rented premises may be carried out in the presence of the client, or digitally. The customer will have to make and approve the inventory of fixtures via an electronic signature at the time of his entry in the places.

The inventory of fixtures must be completed, signed and sent maximum 1 hour after check-in.

The company reserves the right to collect the entire deposit in case of missing inventory.

11.Villas :

All the furnished accommodations presented to the customers are in conformity with the French safety standards and are regularly controlled. They are equipped for short stays.

In the description is systematically specified the maximum number of beds for each rental. The accommodation cannot be occupied by more than the number indicated on the website and on the reservation.


The pool is not supervised. We decline any responsibility in case of accident (be careful with children).

If the villa is equipped with an outdoor swimming pool, we cannot predict the practicability of the pool and the water temperature.

The practicability is strongly correlated to the weather.

Our heat pumps are in full operation from the first week of April until the last week of October, and we do our best to keep the pool as warm as possible.


SO VILLAS cannot be held responsible for damage to or theft of personal belongings in the accommodation or in the common areas. SO VILLAS shall not be held responsible for fortuitous cases of force majeure, disruptions caused by climatic phenomena, or nuisances that disrupt, interrupt or prevent the stay.

Any stay that we would be obliged to cancel - entirely or partially - will imply the refunding of the sums paid by the customer in totality or with the prorata without this last one not being able to claim of compensatory allowance.

In the event of noise pollution observed by the ROOMONITOR sensors or by the police, SO VILLAS will be obliged to cancel the stay. In the event of eviction and/or fines, the client may not claim compensation or a refund. SO VILLAS reserves the right to collect 100% of the deposit in case of breach of the general conditions of sale.

Any stay interrupted by the customer, for any reason whatsoever, cannot give rise to a refund.

Minors under 18 years of age are under the sole and complete responsibility of their parents for the duration of their stay, unless otherwise agreed. Guests are strictly forbidden to enter areas designated as staff only. If clients venture into these areas, it will be exclusively at their own risk and SO VILLAS will not be held responsible.


Any complaint during the client's stay must be reported immediately to SO VILLAS customer service in order to resolve the problem as quickly as possible.

If the problem encountered cannot be solved immediately, the client should send a detailed written complaint as soon as possible to allow the operations manager to propose a solution. The client will not be able to claim any compensation for urgent repairs that need to be done during his stay in the accommodation.

Complaints by SMS will not be taken into account by the operations manager;

Complaints made to the stewards will not be considered by the Operations Manager;


Pets are accepted with prior approval. Pet owners are responsible for their pets and are responsible for cleaning up after their pets. Pets are not allowed on the sofas and other furniture and in the pool.

Any trace of pets on the furniture or in the pool may result in additional cleaning charges. Pets must be current on rabies and all other vaccinations. All pets must be treated for fleas and ticks three (3) days prior to arrival date. All of the above are the sole responsibility of the pet owner.

The owners of the furnished property are not responsible for any illness or injury that may occur to humans or pets during the rental period.

16. additional information:
  • Internet access is possible and free of charge via a WIFI connection present in the whole establishment and in all the accommodations. We cannot guarantee the internet connection during your stay.
  • For your security, our establishments can be video-surveilled. The recordings concern only the accesses and the outside courtyard and are kept for 10 days, except for particular problems. 
  • DO NOT THROW: Paper, wipes, sanitary napkins etc. into the toilet. There is a trash can in each toilet. If something is found to have been thrown in and is blocking the drain, you may be held responsible for the cost of unclogging the drains.
  • In the event of heavy thunderstorms, there may be earthworms on the soccer or volleyball fields;
  • In case of strong storms, there may be network / internet incidents;
  • In the event of heavy thunderstorms, we could not guarantee the mowing of lawns;
  • As our villas are insulated (in the countryside), some rooms may be damp (mainly those near the attic).
  • Each So Villas is equipped with a Roomonitor noise sensor on the outside. The sensor is responsible for analyzing the noise level, and providing statistics to protect guests, neighbors, and prevent noise nuisance.
  • Music and noise outside are strictly forbidden in our houses. SO VILLAS reserves the right to collect 100% of the deposit in case of breach of the general conditions of sale. 
  • SO VILLAS reserves the right to collect 50% of the deposit if the tenant does not respond during the stay.
  • It is forbidden to install your own sound equipment: no speakers, no microphone. SO VILLAS reserves the right to collect 100% of the deposit in case of breach of the general conditions of sale.
  • It is forbidden to party and to install speakers outside: the sound spreads very quickly in the countryside. Thank you for respecting your neighbors!
  • For business customers, if you need us to issue an invoice, it is imperative that you provide us with the following information before your arrival:
    • Name of the company
    • Billing Address
    • Siret number
    • VAT number
    We will not be able to issue an invoice if the above items are not provided before the date of the stay.

Our photos and plans are not contractual.

18. competent jurisdiction :

The parties expressly attribute jurisdiction to the Courts of First or High Instance of PARIS.

19.Written exception:

Any exceptions to the above policies must be approved in writing in advance.
